Only One of Eight New Marlborough Property Sales Discloses a Price
Eight property transfers were recorded in New Marlborough between Aug. 14 and Sept. 12, but only one deed disclosed a sale price: 201 Stratford Rd., which sold for $750,000 on Sept. 1 as trustees transferred the property to Mortgage Electronic Registration Systems Inc. and Morgan Stanley Private Bank NA. The other seven transactions, on streets including Hayes Hill Road, Canaan Southfield Road and County Road, listed no consideration amount, as is common for deed filings. Two sales involved a bank or credit union as seller, and one buyer was a utility company. With pricing disclosed for just one of eight transactions, the data does not support characterizing overall market conditions this period.
