New Marlborough recorded nine property transfers in October, but only three carried sale prices in registry data as of early November, ranging from $175,000 to $1,139,200 with a median of $365,500 among those three. The month's top transaction was 78 Knight Road, which sold for $1,139,200 on Oct. 15, with Mortgage Electronic Registration Systems Inc. and Wells Fargo Bank NA listed as buyers. The remaining six transfers, including sales on County Road, Lawrence Avenue and East Hill Road, show price not yet available, a common lag in deed recording rather than a sign of withheld information. With most prices still pending, the data offers limited basis for characterizing October's overall market tone.
